Our Standard Operating Procedure for Buyers
Per New York State law, each Access Property Group (APG) agent is required to uniformly follow the firm’s Standard Operating Procedures (SOP) before a prospective buyer is to receive services from an APG agent. Our SOP is as follows:
Prospective buyer identification: APG does not require prospective buyers to provide identification to work with an APG agent. However, a homeowner and/or a listing agent may require this information in order to the prospective buyer to attend an open house or showing, or at some other time during a purchase transaction.
Exclusive broker agreement: APG does not require exclusive brokerage agreements to work with an APG agent. However, a prospective buyer and APG agent may mutually agree to enter into an exclusive buyer representation agreement.
Preapproval for a mortgage/proof of funds: APG does not require prospective buyers to provide preapproval for a mortgage/proof of funds to work with an APG agent. However, a seller, a listing agent, or another third party may require a preapproval prior to a prospective purchaser attending any showings (including open houses), at the time of receiving an offer from a prospective buyer, or at some other time during a purchase transaction. APG encourages all prospective buyers to obtain preapproval for a mortgage in the early stages of a homebuying process.
